How we work
Whenever new buildings come into our portfolio, we always take a systematic approach to onboard each individual property and create continuous feedback and reporting loops towards our clients. We ensure that we start off with the same expectations and a joint set of goals and that our clients have a clear view on the progress we make. Please find below our way of work.
Plan
After having inspected the full portfolio, together with and based on our clients business operations & KPI’s, we create a portfolio business plan, the so called Portfolio Performance Policy. The Portfolio Performance Policy sets our joint ESG & financial targets and the outline for individual smart building strategies and property performance strategies.
Design
Each property will receive a TPEX Smart Building Score, that indicates how ‘smart’ the building actually is. It indicates how easily data is extracted and to what level it can be remotely monitored, controlled and operated via our Building Intelligence Platform. The Smart Building Strategy sets out how we will invest in improving the Smart Building Score, that allows us to optimize your property performance.
Build
After we have set up the full design of your smart building IoT-infrastructure and the connection to our Building Intelligence Platform, we start implementing and renewing the IoT and sensors in the building. Also we build the Digital Twin, which forms the ‘brain’ of the platform, where all relevant data is uploaded, stored, analyzed and where logic rulings trigger automated processes or trigger human interference. Clients can get access to all data and analysis via the TPEX-Navigator, a dashboard that contains all analyzed static, dynamic and real time data of the Building Intelligence Platform.
Maintain
Each individual building will be NEN2767-inspected, a survey that indicates the condition of all building parts and installations. The Property Performance Strategy gives directions to yearly budgets for improving the asset condition and improving the building certificates like BREEAM-in-use, LEED, WELL, EPC-score and how to become Paris Proof.
Operate
Via our service lines Sustainability & Efficiency, Maintenance & Services, Health & Well-being and Safety & Security we optimize the day-to-day performance of your properties. We have a clear focus on ensuring uptime of your property and all its installations, the reduction of energy & water consumption, the health and safety of all people in the building and their belongings, all while reducing operational costs.
Optimize
Continuous monitoring, data analysis and cross portfolio benchmarking enable us to optimize automated processes and logic rulings. By upgrading IoT-hardware & software as well as property installations & settings, we further optimize building operations and improve the health & well-being of the people in our buildings. With continuous feedback and reporting loops, we create full insight and participation possibilities for our customers.
