At TPEX we work with 5 service lines that form the basis of our Smart Building Operations. Our clients can select what kind of services they would like purchase a-la-carte and to what extent, so every client’s operations are supported on a tailormade basis. Our drive is to improve the Smart Building Score of each individual asset, enabling us to automate and control processes more easily and remote.
Health & Wellbeing
The focus of our service line Health & Well-Being lays with ensuring an environment where the people using the building experience comfort, peace of mind and feel energetic. They are empowered to do what they need & want to do in an optimal way. This means we monitor the degree of occupancy (overcrowding, vacant floors & rooms) and people flow (queuing, social distancing), in combination with all aspects of the indoor air quality (temperature, CO2-levels, humidity, ventilation rate, toxic substance levels, air flow, etc), the degree of natural light entering the workspace and the acoustics (noise reduction).
The alert system in the Digital Twin triggers automated or human interference, ensuring anyone in the building can live and work in a comfortable and healthy environment. This service line also installs, operates and services all kinds of communication systems (audio, video and sound) on a permanent basis or to support one-off meetings and events.

Maintenance & Continuity
In order to keep the technical condition of your assets on a competitive level, our service line Maintenance & Continuity handles the full Long Term Maintenance budgeting (capex & opex), planning, contracting, coordination and procurement activities. It also coordinates corrective & low maintenance works and complaint management on site, in case any small works need to be taken care off quickly and professionally. Our Building Intelligence Platform provides our clients full property insight via our dashboard called the TPEX-Navigator.
The system secures the safe storage of all static building data (drawings, asset register and more), all dynamic financial data (budgets, actuals, maintenance contracts, etc) and monitors and controls the real-time situation in the buildings via the IoT, sensors and Digital Twin. Executed maintenance & complaint management activities are analyzed in line with our clients KPI’s and performance can be tracked and followed via just a few mouse clicks in the Navigator.

Facilities & Services
For clients that need support with any kind of chores or on-demand services our service line Facilities & Services provides hard and soft services. This means that we take care of coordinating hard services like small interior & fit-out changes, paintworks, installing workplace equipment and AV/IT devices, as well as providing soft services like moving furniture, cleaning, hospitality, pest control or any kind of handyman services.
Our Performance Managers work closely with our Smart Building Operations Control Center and our five Service Line Owners in order to deliver services in line with the agreed KPI’s and to increase building certificates according to the agreed Property Performance Strategy. With yearly budgeting routines, quarterly reporting meetings and daily access to the TPEX Navigator, our clients have full insight in the operational and financial performance of their portfolio.

Safety & Security
The foundation of the Maslow-Pyramid of Needs is formed by the human need for physical Safety & Security. Every building should provide shelter against outside threats like fire, storm or burglary and has to provide the comfort of feeling safe and protected. In order to support this basic need our service line Safety & Security takes care of the safety of all people and the building and the security of all goods & equipment on the premises.
For this purpose emergency evacuation plans are created and fire safety drills are organized, to prepare all people for any kind of emergency. Next to that, state of the art camera detection systems, intrusion detection systems and fire alarm systems are installed and operated and monitored 24/7 by our Smart Building Operations Control Center.
Our Building Operators perform incident validation, direct police and emergency services, coordinate mobile surveillance and bring in repair specialists for the necessary first repairs. TPEX uses advanced recognition techniques to minimize false alarms and to be able to remotely solve most issues. Video footage and emergency data is stored in the Digital Twin, where it can be extracted for review to support the authorities.
